  1. THAT Zoning By-law 8600 BE AMENDED by changing the zoning of Plan 575, Lot 67 to 75; N Pt Lot 66, S Pt Lot 75; former De Santis School and Science City (Roll No. 030-210- 06300-0000), located on the South East corner of Niagara Street, and Marion Avenue, municipally known as 930 Marion Avenue from ‘Institutional District 1.4’ (ID 1.4) to ‘Residential District 3.15’ (RD 3.15) with site specific exceptions to allow existing setbacks and permitting the following uses: Lodging House, Multiple Dwelling or Residential Care Facility; and further,
  2. THAT the proposed development BE RESTRICTED to a maximum of three (3) storeys or 14 metres (conversion consistent with Zoning By law 8600).
    Carried.

At the request of Chairperson Bortolin, a recorded vote is taken.

Aye votes: Councillors Bortolin, Holt, Morrison, and Sleiman, and Members Gyemi, Moore, and Rondot.

Nay votes: None.

7.2. Rezoning - Borys Sozanski - 1035 California - Z-002/20 ZNG/6044 - Ward 2

Adam Szymczak (author) – Senior Planner presents application.

Member Gyemi asks what is the reasoning to restrict front yard parking. Mr. Szymczak answers that the Zoning By-Law prohibits front yard parking for multiple dwellings with more than four dwelling units.

Councillor Morrison asks who is responsible for the alley. Mr. Szymczak states that the alley will be dealt with through Site Plan Control.

Member Moore asks if the front yard parking is allowed. Mr. Szymczak states that the majority of the parking is at the rear of the building

Councillor Bortollin asks aside from parking are there other issues we look at with density targets. Mr. Hunt states that we do not have any thresholds on denisty and we rely on the Zoning By-Laws. In Ontario, there is no legislation that allows us to control the number of bedrooms in the units.
