The subject site is designated Commercial District 2.2 (CD2.2).

The CD2.2 zoning permits a number of commercial uses, as well as a combined use building with residential units above a permitted commercial use.

Other CD2.2 zoning provisions include:

Maximum building height – 14m; and

Minimum amenity area per dwelling unit – 12m² per unit;

- The proposed development is consistent with the intent of the existing zoning, however will require a zoning by-law amendment to a site-specific CD2.2 zoning to permit the proposed development.
