Please note that the southerly portion of the GD1.1 district falls outside of the subject lands and extends into the land described as Parts 2, 5 & 8 of 12R-27363 (municipally known as 1010 Pearson Avenue). See Maps 2 & 3 below. Most of 1010 Pearson is zoned RD2.3.
In 2019, Planning Staff authorized the issuance of a construction permit for a single unit dwelling on the property known as 1010 Pearson Avenue. In order to avoid having a remnant GD1.1 zoning on 1010 Pearson Avenue, Planning Staff is hereby, expanding the recommended amendment to include the northerly part of 1010 Pearson Avenue, as seen under Recommendation 1 of this report. The intent is purely for house-keeping purposes.
This amendment will change the zoning of the subject land, and the additional portion to the south, from GD1.1 to RD2.3, which permits single unit dwellings, semi-detached dwellings and Townhome dwellings, as shown in Appendix C, attached to this report. As already stated in this report, this amendment will facilitate the City’s plan to consolidate isolated small parks into a larger parkland to maximize public utilization and enjoyment of the parklands. The surrounding lands north, south, east and west of the subject parcel, are zoned Residential District 2.3, as shown on the Zoning District Map in this report.
