To : Mayor and Members of City Council

Recommendation:

  1. THAT the Chief Building Official BE AUTHORIZED to issue a demolition permit for the single detached dwelling located at 1155-1157 McDougall Street (see Appendix ‘A’ ), to construct a semi-detached dwelling (includes two (2) primary units) with a total of four (4) Additional Dwelling Units (See Appendix ‘B’) to facilitate the redevelopment of the property; and,

  2. THAT any minor changes BE SUBJECT TO the approval of the City Planner and Chief Building Official at the time of issuance of the Building Permit;

  3. THAT the Chief Building Official BE DIRECTED to require, as a condition of the demolition permit:

    1. The Redevelopm ent identified in Appendix ‘B’ be substantially complete within two (2) years following commencement of the demolition;

    2. If the redevelopment, including construction of a new building, is not substantially complete within two (2) years of the commencement of the demolition the maximum penalty Twenty Thousand Dollars ($20,000) shall be entered on the collectors roll of the property; and,

  4. THAT the City Solicitor BE DIRECTED to register a notice of condition #2 in the land registry office against the property in the event that the redevelopment is not substantially complete within two (2) years following the commencement of the demolition.
