1.0 INTRODUCTION

Lassaline Planning Consultants (LPC) has been retained to undertake a planning rationale report regarding the feasibility of an Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA) to support the development of a residential development proposal for 1680 Tecumseh Road West, Windsor. Proposed is one building with 7 apartment units on each floor for four floors for a total of 28 residential apartment units.

The site is proposed to be developed with 30 parking spaces comprised of 28 regular spaces and 2 barrier free spaces.

A pre-consultation was held between Robert Di Maio from Archon Architects and the City of Windsor planner managing the file. Pre-submission letter was provided to LPC and Jackie Lassaline, BA MCIP RPP has prepared this planning rationale to support, explain and justify the requested Official Plan Amendment (OPA) and Zoning Bylaw Amendment (ZBA).
