1.2 Description of Site 

The subject site is located on the north side of University Avenue West (refer to Figure 1.0 - Locaion Map). The subject site is legally described as Part Lot 73, Concession 1.

The total site area under application is approximately 0.94 ha (2.32 acres) having approximately 58.5 m (191.92 ti.) of frontage on University Avenue West.

There are two existing buildings on the subject site, both of which are listed on the Windsor Municipal Heritage Register. The Buildings were once used as the Sandwich, Windsor & Amherstburg Railway Car Barns.

Exterior features of 1200 University Avenue West that contribute to its design or physical value include the following:

• Two-step parapet and five small arched insets on south façade;

• Brick north wall with shadow lines of bricks stair-stepping in patern similar to a parapet;

• East wall has triangular concrete butresses regularly spaced between brick bays with arched window locations.

Exterior features of 1220 University Avenue West that contribute to its design or physical value include the following:

• Stepped parapet on the south façade;

• Frames for the original large garage doors on the south side;

• Brick side walls, with regularly spaced vertical ribs;

• Rectangular windows with masonry sills;

• Lower-level windows facing west on the north half of south section;

• Barrel roof on the lower north section, with the base of a large square brick chimney;

• Arched windows and two sets of arched large wooden doors on the lower level of the north section; and

• Stepped parapet on the brick wall at the north end of the north section.

The two buildings and the remainder of the subject site are currently vacant. The applicant does not intend to demolish the existing buildings.

1.3 Proposed Development

The applicant wishes to redevelop the site for a 855 m² (9,200 ti²) building (1200 University Avenue West), and a 1,292 m² (13,906 ti²) building (1220 University Avenue West) for commercial uses, and a five (5) storey, 1,837 m² (19,776 ti²), one hundred twenty three (123) unit multiple dwelling building which will be constructed on the western boundary of the subject site north of 1220 University Avenue West.
