1.0 Introduction

1.1 Purpose 

Dillon Consulting Limited (Dillon) has been retained by 2605385 Ontario Inc., herein referred to as the “Applicant”, to assist in obtaining the necessary planning approvals associated with a proposed mixed use redevelopment at 1200 & 1220 University Avenue West, in the City of Windsor (refer to Figure 1.0 - Location Map).

The property is designated accordingly in the City of Windsor Official Plan and Zoning By-law 8600 as follows:

The applicant is requesting that Council approve an amendment to the City of Windsor Zoning By-law 8600 to permit the proposed mixed use development on the subject site. The applicant is requesting that the zoning of the subject site be amended to a site-specific Commercial District 2.2 (CD2.2) zoning that:
