Recommendation:

  1. THAT the request made by 5021089 Ontario Inc (Owner) for the proposed development at 477 Pelissier Street to participate in the New Residential Development Grant Program BE APPROVED for $17,500 towards eligible cost of creating seven (7) new residential units pursuant to the Downtown Windsor Enhancement Strategy and Community Improvement Plan;

  2. THAT the request made by 5021089 Ontario Inc (Owner) for the proposed development at 477 Pelissier Street to participate in the Building/Property Improvement Tax Increment Grant Program BE APPROVED for 100% of the municipal portion of the tax increment resulting from the proposed development of seven (7) new residential units and one (1) office unit in an existing building for five (5) years in accordance with the Downtown Windsor Enhancement Strategy and Community Improvement Plan;

  3. THAT the request made by 5021089 Ontario Inc (Owner) for the proposed development at 477 Pelissier Street to participate in the Building/Property Improvement Tax Increment Grant Program as a LEED Bronze Certified Project BE APPROVED for 100% of the municipal portion of the tax increment resulting from the proposed development for an additional five (5) years in accordance with to the Downtown Windsor Enhancement Strategy and Community Improvement Plan, subject meeting the LEED Bronze or higher Certification pursuant to the Downtown Windsor Enhancement Strategy and Community Improvement Plan to the satisfaction of the City Planner;
