The zoning amendment has been evaluated for consistency with the Provincial Policy Statement 2020 and conformity with the City of Windsor Official Plan. Based on the information presented in this report, it is my professional opinion that the requested amendment to Zoning By-law 8600 and additional amendments recommended in this report are consistent with the Provincial Policy Statement 2020, conform with the City of Windsor Official Plan, and represent good planning.
Staff recommend approval of the requested amendment to Zoning By-law 8600 with modifications outlined in this report changing the zoning of 1200-1220 University Avenue West from Commercial District 2.2 (CD 2.2) to a site-specific Commercial District 2.2 (CD 2.2) district.
