2.0 EXISTING LAND USE

2.1 Subject Site
The physical attributes of the subject site are as follows:

A total site area of approximately 0.6ha (1.6 acres);

An irregularly-shaped parcel with frontage on North Talbot Road;

Flat and largely vacant (with the exception of a vacant single detached dwelling to be demolished) lands; and

An infill property with access to full municipal services.

2.2 Surrounding Land Use
The surrounding land uses to the north, east, west, and south are all residential. The surrounding residential uses consist of single detached and semi-detached dwellings. There is also a municipal park to the east. Given the nature of surrounding land uses, parking will be screened from the street to maintain the residential street character of the area. In addition, the proposed building will be street oriented, with its massing oriented along North Talbot Road and Sixth Concession Road. Further, the building will be at a human scale (which is typically considered as 3 storeys or less), and the design of the building will respect the local existing architecture of the area. The proposed commercial uses will be neighbourhood oriented and contribute to the vitality of the area.
