11.7 Site Plan Control
Site Plan Control may be used to regulate the design of a development in accordance with the provisions of the Planning Act.
11.7.1 Objective
URBAN DESIGN 11.7.1.1 To implement the urban design policies of this Plan.
11.7.2 Policies
SITE PLAN CONTROL AREA-
11.7.2.1 The entire area within the City of Windsor is designated as a Site Plan Control Area. Council may enact a Site Plan Control By-law for all or part of the Site Plan Control area with immediate attention given to the following areas:

The entire area within the City of Windsor is designated as a Site Plan Control Area; (Added by OPA #66 11/05/07-B/L209-2007)

Commercial, industrial, mixed use, waterfront and medium and high profile residential development areas;

Areas subject to secondary plans or community improvement plans;

The City Centre Planning District;

Areas designated as heritage conservation districts;

Areas subject to the environmental policies of this Plan; and

Areas in need of improvement.

11.7.2.2 Council may exempt the following developments from site plan control:

An addition to an accessory building as defined in the Zoning By-law where such addition is for the purpose of replacing a temporary building or buildings, structure or structures, provided that the lot coverage of such addition does not exceed the lot coverage of the temporary building(s) or structures(s) it is intended to replace.
