2.0 Existing Land Use

2.1 Subject Site

The physical atributes of the site are as follows:

• A total site area of 0.94 ha (2.32 acres);

• Irregularly shaped parcel with frontage on University Avenue West;

• There are two existing buildings on the subject site, both of which front University Avenue West;

• The east building (1200 University Avenue West) is 854m2 (9,200 sq ti) in size;

• The west building (1220 University Avenue West) is 1,353m2 (14,560 sq ti) in size; and

• The southern half of the property is vacant.
