Conclusion:

Staff recommend that Zoning By-law 8600 be amended to permit a rezoning of the subject parcel from Residential District 1.3 (RD1.3) to Residential District 2.2 (RD2.2) and a site specific exception for minimum lot width, minimum side yard width and front yard parking to permit a double duplex dwelling.
