1. undertake an engineering analysis to identify stormwater quality and quantity measures as necessary to control any increases in flows in downstream watercourses, up to and including the 1:100 year design storm, to the satisfaction of the City Engineer and the Essex Region Conservation Authority;

  2. install any stormwater management measures identified above, as part of the development of the site, to the satisfaction of the City Engineer and the Essex Region Conservation Authority; and

  3. obtain the necessary permit or development clearance from the Essex Region Conservation Authority prior to undertaking site alterations and/or construction activities.

3. Servicing Study: The Owner(s) shall:

  1. retain a consulting engineer to review the existing and proposed sewer system for this development to determine its effect on the municipal sewer system. The Study shall be done to the satisfaction of the City Engineer and the Chief Building Official;

  2. have Stormwater management designed in accordance with the newly adopted Windsor/Essex Region Stormwater Management Standards Manual, to the satisfaction of the City Engineer; and

iii) demonstrate, to the satisfaction of the City Engineer, that no negative impacts to existing properties will be realized by the surrounding community, before the proposed development will be allowed to proceed.
