3.4.5 Infrastructure

The development promotes the efficient use and optimization of existing municipal sewage and water services, and will ensure that sewage and water services provided comply with all regulatory requirements and protect human health and the natural environment (PPS, 1.6.6 (a) (b), 1.7.1 (b)).

The development has existed on the site for a number of years and has not had a negative impact on the existing municipal services. The proposed improvements to the subject site will improve the site grading and stormwater management which will result in improved drainage on the site. There is currently a small site trailer on the subject site and the use does not cause a strain on the infrastructure system.

3.4.6 Site Plan Control

The site is subject to Site Plan Control. The Site Plan Control approval is already in process with the City of Windsor. Upgrades to the site including increased landscaping, fencing, asphalt and concrete paving and improved lighting will result in a more attractive and funcƟonal site. Landscaping will be added to the site to further enhance the buffer between the development and the proposed residenƟal development to the east. Updated lighting will be directed away from neighbouring properƟes as required by the City of Windsor and will provided added security to the site.

3.4.7 Energy Conservation, Air Quality and Climate Change

Current operation focuses freight-intensive land uses in an area that is well served by major highways (PPS 1.8.1(d)). The development also promotes compact form and corridors through the continuation of an employment use in an area that contains a variety of employment uses (PPS 1.8.1(a)).
