• The present owners underwent an heritage review in 2012 and based on their request, the subject building was designated under Bylaw 12-2012;

• The present owners have had a hardship with structural problems associated with water leaking through the ceiling on the main floor.

• After reviewing the water damage on the balcony with building contractors, a decision was made by the owners to replace the old roof on the existing main floor top and add a subfloor that provided a two fold solution:

1) protection of the ceiling and wall on the main floor by creating a seal to stop water penetration and further water damage; and 2) provide for safety for residents who use the balcony;
