The Duff-Bâby House will continue to have leased tenants within other areas of the building and the property. That lease will be maintained by Infrastructure Ontario. Should the City pursue a formal agreement, communication regarding scheduling will be important to ensure there is separation of space between the tenant and public visitors who will be attending events and tours of the building.

The City of Windsor has had access to the property through an out-of-date agreement since 1996. Local residents and those interested in the City's heritage are eager to have a new agreement in place to ensure the space is available for their use and is not leased to another tenant.

Financial Matters:

It should be noted that currently the City pays a fee of $2 per annum for unlimited use of the Interpretation Centre and limited use of the Duff-Baby House.

Administration has developed the following two options if the City decides to enter into a lease agreement with OHT:

Option 1: Enter into a lease agreement with the OHT to occupy the FIRST floor, which would adequately accommodate current demand. This space totals 1,059 square feet in total (rooms 101, 102, 103, 104 and 106) on the floorplan attached as Appendix D. The rate per square foot is $21.23 for a total annual cost of $22,482.57. This would provide exclusive use of the above noted five rooms. The central Hall and the Service Entrance are common areas also accessed by other tenants in the building. The rent is inclusive of operating expenses and utilities. The rent would increase 2% per annum for the term of the agreement. Staffing, program materials, advertising, and exhibition expenses are identified in the chart below.
