Windsor Fire and Rescue Service:
No concerns from WFRS to rezone.
Windsor Police Service:
The Windsor Police Service has no concerns or objections with the proposed Zoning By-Law amendment to permit a 7 storey multiple residential dwelling on the property. The nature and scale of the building would be very similar to what exists within the immediate vicinity of the subject property and this is likely to maintain compatibility from a public safety perspective. All detailed issues impacting public safety and security (such as lighting, access, sight lines, etc.) will be addressed once the application reaches the site plan review stage of the process.
Transportation Planning:
Overall, Transportation Planning supports the subject Zoning By-law amendment.
- • Schedule X of the Official Plan classifies Wyandotte Street East as a Class 2 Arterial road with a required right-of-way width of 28 meters. The current right-of-way width is 24.4 meters and therefore, a land conveyance of 1.8 meter would be required along the entire frontage of the subject lots.
- • All accesses shall conform to the TAC Geometric Design Guide for Canadian Roads and the City of Windsor Standard Engineering Drawings
- • All exterior paths of travel must meet the requirements of the Accessibility for Ontarians with Disabilities Act (AODA).
- • The minimum required bicycle parking spaces should be provided on the subject property.
