THAT the grants under the New Residential Development Grant Program for 569 Pelissier St., 170 Wyandotte St., 0 Victoria Ave. BE PAID to 531 Pelissier Ltd. and 2695185 Ontario Ltd upon completion of the new residential units as shown in Appendix B to Report S 175/2020 within five (5) year of Council approval subject to the satisfaction of the City Planner and Chief Building Official. Grant funds to come from the City Centre Community Development Planning Fund (Project #7011022).

VI. THAT should the development as shown in Appendix B to Repot S175/2020 not be completed in five (5) years of Council approval, City Council AUTHORIZE that the funds be uncommitted and made available for other applications.

Background:
The Downtown Windsor Enhancement Strategy and Community Improvement Plan (Downtown CIP) was adopted by City Council on September 29, 2017 and an adopting by-law was passed by City Council on October 16, 2017.
The Downtown CIP provides financial incentives to encourage new residential development, retail investment, facade improvements, and building/property improvements.The properties are located on the north side of Wyandotte Street West, between Pelissier Street and Victoria Avenue, as shown on Appendix A. The applicant is proposing a 5 storey mixed use building with 84 residential units (proposed as condominium units), 2 commercial units, underground parking and surface parking.
