PURPOSE & OBJECTIVES
Purpose of the Community Improvement Plan
Build a vision for the corridors connecting the downtown to the University of Windsor that inform a land use concept, transportation concept and enhance the surrounding communities. Additionally, to propose a suite of incentives to encourage private sector investment and the desired redevelopment along the corridors.
Objectives of the Community Improvement Plan
Attracting Investment and Protecting Assets

Protect and improve stable residential buildings along the two corridors, and encourage the upkeep of multi-unit residential buildings.

Support the stable institutional areas along the corridors, such as the University of Windsor, elementary and secondary schools, and municipal community centers.

Protect heritage resources and encourage adaptive reuse of heritage buildings in a respectful manner.

Attract investment and property improvements that increase the municipal tax base along the two corridors.

Provide a variety of tenure options and increase the variety of housing type for current and new residents of the area.

Attract investment for the development of vacant land.

Build on the mixed-use nature of the corridors and enhance the opportunity for redevelopment and adaptive reuse of existing buildings by identifying where land uses can transition to new uses.

Cultivate and protect the established vibrant business nodes.

Recognize the transitioning uses along the corridor to determine what uses should be protected and uses can be transitioned.
