PROPOSAL: To amend Zoning By-law 8600 for the lands located on the northeast corner of North Talbot & Sixth Concession and northwest corner of Pioneer & North Talbot, so as to permit multi-unit residential use and grocery store on the subject land.
The subject land is designated Residential on Schedule D: Land Use in the Official Plan and zoned Commercial District 1.12 (CD1.12) & Residential District 1.1 (RD1.1) in Zoning By-law 8600. The applicant proposes to change the RD1.1 zoning of the subject land to CD1.12 so that the entire site is C1.12, then further amend the zoning of the subject land by using a site-specific zoning provision to add the following uses and regulations on the subject land:

multi-unit residential use;

grocery store and entertainment lounge;

duplicated uses;

an increase in building height to 16.0m;

relief in required parking to a minimum of 108 parking spaces;

relief from the parking area separation setback from a habitable window;

an increase in individual maximum gross floor area (GFA) for a permitted Business Office, Food Outlet – Take-Out, Medical Office, Personal Service Shop, Professional Studio, Repair Shop – Light, Restaurant or Retail Store contained on the ground floor from 250m2 to 1200 m2

an increase in maximum gross floor area of all Restaurant and Food Outlet- Take-Out, uses from 500m2 to 1,200m2.
