M UNICIPAL INFRASTRUCTURE

• The City’s records show that municipal storm and sanitary sewers are available to service the subject lands. The following are existing municipal sewers on abutting roadways:

  • 250mm diameter PVC sanitary sewer and 300mm diameter PVC storm sewer on Pioneer Avenue.

  • 250mm diameter PVC sanitary sewer and 525mm diameter RCP storm sewer on Sixth Concession Rd;

• Municipal watermains, fire hydrants and LED streetlights are available along the three abutting rights-of-way. There is a fire hydrant in front of the subject land on North Talbot Rd.

• There are overhead hydro wires and poles on Pioneer and North Talbot, along the frontage of the subject lands.

• There are curbs and gutter along Pioneer Avenue and Sixth Concession Road.

• Concrete sidewalks are available on the north side of North Talbot Road, on the east side of Pioneer Avenue and on both sides of Sixth Concession Road.
