or more dwelling units (i.e. 19 spaces for this development). In addition to 133 residential parking spaces the site will contain 105 commercial parking spaces, which may serve as visitor parking during off-peak times. There is also on-street parking available on University Avenue West.

Site Plan Control

The balance of the recommendations do not form part of the site-specific zoning but provide direction to Site Plan Control with respect to matters that have arisen as a result of consultation with the Heritage Planner and Detroit River Tunnel Partnership.

The proposed redevelopment is subject to site plan control and the applicant has submitted a concurrent Site Plan Control application (SPC-036/19). Record of Site Condition; Sanitary Sewer Study & Storm Sewer Study; Storm Water Retention Scheme; and Heritage Impact Assessment; will be submitted, reviewed, and recommendations implemented through the Site Plan Control process.

Consent to Sever

The owner has also submitted an application for consent to sever (File no: B-003/20), which will facilitate the filing of a Record of Site Condition for the residential portion of the site. The owner intends to retain ownership of any severed parcels, however reciprocal access agreements (i.e. for parking areas, and utilities, and site access) will be required at the time of severance to ensure the site functions as intended regardless of future changes in ownership.
