Location: located on the south side of University Ave W and west of Wellington Ave, municipally known as 1223-1233 University Ave W and described as Registered Plan 683 West Part Lot 1 ROW; Over South Part Lot 9.

Proposal: The subject lands are known municipally as 1223-1233 University Avenue West. The applicant proposes to adapt the existing building by converting the existing vacant commercial main floor interior into residential apartments. An additional dwelling unit is also being requested in the basement level. The second floor residential will remain and will be renovated. No exterior modifications are being proposed to the structure.

Currently the main floor has 3 vacant commercial units. The main floor commercial units will be converted into 3 residential units. An apartment will be incorporated into the basement while the remaining portion of the basement will continue as general storage and bike storage below grade. The 4 residential apartments on the second level will be upgraded and remain for a total of 8 residential apartment units in the building.

The applicant is requesting amendments to the Official Plan (OP) and Zoning By-law 8600 to add site specific policies and zoning provisions. These amendments to the Official Plan and Zoning By-Law 8600 will maintain the current ‘Mixed Use’ designation and ‘Commercial District 2.2’ (CD2.2) zone allowing for a small scale low profile residential building with residential uses located at grade and below grade without on-site car parking and no additional amenity space area.

The applicant indicated that he is not intending to change the facade of the building.
