(iii) within a site of potential or known contamination;

(iv) where traffic generation and distribution is a provincial or municipal concern; and

(v) adjacent to heritage resources.

(b) in keeping with the goals, objectives and policies of any secondary plan or guideline plan affecting the surrounding area;

(c) compatible with the surrounding area in terms of scale, massing, height, siting, orientation, setbacks, parking and amenity areas;

(d) provided with adequate off street parking;

(e) capable of being provided with full municipal physical services and emergency services; and

(f) facilitating a gradual transition from Low Profile residential development to Medium and/or High profile development and vice versa, where appropriate.
HOUSING PROGRAMS
- 6.3.2.12 Council may assist the federal and provincial governments in the administration of housing programs and initiatives.
AFFORDABLE HOUSING
- 6.3.2.13 Council shall encourage the provision of affordable and social assisted housing.
SPECIAL NEEDS
- 6.3.2.14 Council shall encourage the provision of housing to meet the needs of special segments of Windsor’s population such as the physically challenged.
TENURE VARIETY
- 6.3.2.15 Council shall encourage the provision of a variety of housing tenures which recognize the diverse needs of Windsor’s residents.
PROTECT RENTAL HOUSING
- 6.3.2.16 Council shall protect the existing supply of rental housing from conversion in keeping with the Rental Housing Conversion to Condominium policies detailed in Section 11.5.4 of this Plan.
HERITAGE CONSERVATION
- 6.3.2.17 Council shall encourage the retention, restoration and sensitive renovation of historic and/or architecturally significant residential buildings in accordance with the Heritage Conservation chapter of this Plan.
MAINTENANCE & REHABILITATION STANDARDS
- 6.3.2.18 Council shall promote the maintenance of Windsor’s housing stock at a standard sufficient to provide acceptable conditions of health, safety and appearance in accordance with the Community Improvement section of this Plan.
MONITOR HOUSING
- 6.3.2.19 The Municipality will continue to monitor residential development activity and the supply and affordability of existing housing.
