5. Additional Conveyance Requirements: The Owner(s) shall, prior to final draft M-plan approval, gratuitously convey:

Block 36 on Map No. SDN-003/19-1 to the Corporation of the City of Windsor for Storm Water Management (SWM) Facility SWM purposes and to provide part of the required buffer from the Little River Pollution Control Future Treatment Plant Expansion per Ministry of Environment, Conservation & Parks’ guidelines, to the satisfaction of the City Engineer and City Solicitor; and

Block 37 on Map No. SDN-003/19-1 to the Corporation of the City of Windsor for future road allowance (Florence Avenue extension), to the satisfaction of the City Engineer and City Solicitor

6. Sidewalks: The Owner(s) shall construct, at its expense, according to City of Windsor Standard Specifications and in a manner satisfactory to the City Engineer, concrete sidewalks on both sides of Florence Avenue, and on one side of Streets A and B.

7. The Owner(s) shall construct all sidewalks in conformity with the requirements of the Accessibility for Ontarians with Disabilities Act (AODA)and to construct all accesses in conformity to the TAC Geometric Design for Canadian Roads and the City of Windsor Standard Engineering Drawings, to the satisfaction of the City Engineer.

8. Oversizing: The Owner(s) shall pay to the Corporation of the City of Windsor, prior to the issuance of a construction permit, its share of the costs as determined by the City Engineer for previously oversized services that were constructed to ensure that the subject lands could be serviced.

9. Servicing of abutting lots: The Owner(s) shall, at its entire expense, install required municipal services to the lots along with the east limit of the abutting north/south alley, being Lots 34 to 42 (incl.) on Registered Plan 1142. All work is to be completed to the satisfaction of the City Engineer.

10. Eastside Florence Avenue abutting properties cost-sharing: Upon completion of the infrastructure services noted in paragraph 9 above, the Owner(s) shall, prior to final approval of the Plan of Subdivision, create a 0.3m wide reserve on the M-Plan along the entire east limit of the
