2.0 EXISTING LAND USE
2.1 Subject Site
The physical attributes of the site are as follows:
- A total site area of 1.83 hectares (4.53 acres);
- Irregular shaped with frontage on Metcalfe Street and access to Drouillard Road; and
- The subject site contains an exisƟng Transport Terminal.
2.2 Surrounding Land Use
The surrounding land uses are varied as shown in Figure 5.0 - Surrounding Land Uses and are described as follows:
North
- Garry Dugal Park (GD1.1);
- Low density residenƟal (RD2.1, RD1.3, RD2.2);
- Convenience store (CD2.2); and
- Essex Terminal Railway (MD1.3).
East
- Commercial Uses including Sherwood Auto Sales, Sherwood’s Quality Collision and Mirm Auto (CD4.1); and
- Low density residenƟal (RD2.1).
South
- Low Density ResidenƟal (RD1.3);
- Serbian Orthodox Church of St. Dimitrije (ID1.1);
- Commercial uses including a convenience store and Steve’s Auto Service Inc. (CD1.1 and CD4.1); and
- Hearn Industrial Services (MD2.1).
West
- Industrial uses including Border Lumber Re-Load Facility, Hearn Industrial Services and Valiant Machine and Tool (MD2.1 and MD1.1); and
- Commercial uses including the LCBO, Gilligan’s restaurant, and a convenience store (CD2.1).
