REDEVELOPMENT  REAS

8.7.2.2 Council will ensure that the design of extensive areas of redevelopment achieves the following:

1. provides a development pattern that support a range of uses and profiles;

2. defines the perimeter of such an area by a distinct edge which may be formed by roads, elements of the Greenway System or other linear elements;

3. contains activity centres or nodes which are designed to serve the area and which may be identified by one or more landmarks;

4. provides transportation links to adjacent areas; and

5. maintains and enhances valued historic development patterns or heritage resources.

6. is complementary to adjacent development in terms of overall massing, orientation, setback and exterior design, particularly character, scale and appearance.

INFILL DEVELOPMENT

8.7.2.3 Council will ensure that proposed development within an established neighbourhood is designed to function as an integral and complementary part of that area’s existing development pattern by having regard for:

1. massing;

2. building height;

3. architectural proportion;
