6.9.2 Policies

PERMITTED USES

6.9.2.1 Uses permitted in the Mixed Use land use designation include retail and service commercial establishments, offices, cultural, recreation and entertainment uses, and institutional, open space and residential uses, exclusive of small scale Low Profile residential development.

FORM OF MIXED USE AREAS

6.9.2.2 For the purpose of this Plan, Mixed Use development is further classified as follows: 

  1. Mixed Use Corridors which occupy linear street frontages with commercial, institutional and open space uses located immediately adjacent to the public right-of-way and residential uses located above grade; and
  2. Mixed Use Centres which are large sites developed according to a comprehensive development plan or nodal developments at the intersection of Controlled Access Highways and/or Arterial roads. This type of Mixed Use development provides a regional, community or neighbourhood focal point with a pedestrian oriented design.

LOCATIONAL CRITERIA

6.9.2.3 Mixed Use development shall be located where:

  1. there is access to a Controlled Access Highway, Class I or Class II Arterial Roads or Class I Collector Road;
  2. full municipal physical services can be provided;
  3. public transportation service can be provided; and
  4. the surrounding development pattern is compatible with Mixed Use development.

EVALUATION CRITERIA

6.9.2.4 At the time of submission, the proponent shall demonstrate to the satisfaction of the Municipality that a proposed Mixed Use development is:

  1. feasible having regard to the other provisions of this Plan, provincial legislation, policies and appropriate guidelines and support studies for uses:
    1. within or adjacent to any area identified on Schedule C: Development Constraint Areas and described in the Environment chapter of this Plan;
