Dragun Corporation (Dragun), on behalf of Windsor~Esscx Catholic District School Board, has plans to submit a Record of Site Condition (RSC) For the property located at 2400 Ouellette Avenue and 2465 McDougali Street in Windsor, Ontario (the Property) It is our intention to use the Full Depth Generic Site Condition Standard in a Non-Potable Groundwater Condition as aliowed in Ontario Regulation 153/04 (amended by O. Reg. 511/09):
Our decision to use the Non~Potable Site Condition Standards is based on the following conditions being met:
0 Municipal water is avaiiable at this property, as well as 2111 properties within 250111611138
([11).
0 According to water—well data from the Ministry of the Environment, Conservation and Parks (MECP), there are 22 wel1 records located within 250 m of the Properly. All of the weils were installed after 2000. All of the wells are at depths of less than 7.62 metres below grade level (mbgi). Based on the depths of the wells and the installation dates, it is Dragun’s opinion that all of the wells are monitoring wells.
0 The Property is currently zoned MDI.41m1uslriaI District (Light/Busincss Park/ Institutional).
0 According to the MECP Source Protection Information Atlas, the Property is not located in a source protection area.
0 The Property is not located in an area designated on a municipal of•cial plan as an
[Environmentally Sensitive Area.
0 The soil pH is between •ve and nine.
