To amend section 5.99.80.5 that:

Requires flood prevention measures for an additional unit located within the basement/cellar outside of the regulatory floodplain (e.g. downspout disconnection, sump pump, backflow prevention valve);

Establishes a minimum gross floor area of 40 m2 and a maximum gross floor area of 100 m2; and

Requires one additional parking space for the first additional unit except for properties located within the older, core area of the City (i.e. east of Prince Road, south of the Detroit River, north of Tecumseh Road, and west of Cadillac Street or Henry Ford Centre Drive). A second additional unit can be added with no required parking.

For an additional unit within an accessory building—requires pedestrian access to a public street or alley and requires municipal water, sewer, and electrical services.

For any new accessory buildings constructed to include an additional unit, a minimum separation of 1.20 metres from a rear lot line or side lot line is required. For an existing accessory building which is subject to an addition to include an additional unit, the new building area will need a minimum separation of 1.20 metres from a rear lot line or side lot line. Existing walls of a building which is being altered to include an additional unit do not need to meet this minimum separation.

For any new accessory buildings constructed to include an additional unit, increase the allowable height to facilitate the development of suites above a garage or designs that have a split / multiple level floor plan.

To amend section 5.10.9.15 that:
On any lot 400m2 or less, a minimum accessory building of 40m2 would be able to be constructed. This corresponds with the minimum gross floor area of 40.0 m2 for an additional dwelling unit as required in Section 5.99.80.5.
2. A key map is not require as the amendments are to the text of Zoning By-law 8600 and apply to all property covered by the by-law.
