Please note the following responses/information requested regarding the above noted property with respect to

Heritage Permit Approval to your email from February 7, 2020:

Use of Fire Rated Insulated Aluminum Panel System for Left (West) Elevation

As you are aware large area of the Faux Brick finish and substrate (i.e. plaster made to resemble brick veneer) on west façade has failed in the area we have indicated to be removed and replaced. We assume this is due to significant infiltration of bulk water from issues not resolved or neglected by the previous Owner. This was assessed and recommended to be removed, by both Archon Architects and our structural engineer Vertical Engineering Limited, because of its significant degradation and potential safety risk. A composite fire rated insulated metal panel material/system was chosen for the following reasons: good aesthetics (i.e. we feel it has an elevated “industrial” aesthetic), increasing R-Value for second floor future apartments, limited visibility from the Sandwich Street (i.e. adjacent residence blocks most of the view of this area and material starts 16 feet back from the front and 6 feet above grade) economical cost, space limitation for installation and, most importantly, compliance with Ontario Building Code (OBC) fire separations requirements. The single, composite panel comes in 4’ x 40’ lengths and can be economical installed very small work areas such as this. We intend to select a colour that will match with the remaining red/orange faux brick façade to allow it to blend in. As indicated in the “Olde Sandwich Towne” (OST) Urban Design Guideline we feel this meets precisely with the recommendations, specifically: Front elevation reflects the historic character and theme of the OST with a “main Street” emphasis, use of high quality building materials, large ground floor display windows at grade, and grade entrance is to be a prominent features.

We understand that it is our best interest to provide an alternate design and/or material finish for preapproval should our base design not be accepted. We have not been unable to locate any contractors, within a reasonable geographic location, that would even provide quotations or attempt to recreate the Faux Brick plaster finish and therefore continue to indicate that this is not feasible option. We have located a material that could be used as a finish material to the outer face of the Fire Rated Insulated Aluminum Panel System, the Nichiha Fibre Cement Architectural Wall Panel. These panels are 17-7/8” x 71-9/16” x 3/4” thick Fiber cement manufactured from a pressed, stamped, and autoclaved mix of Portland cement, fly ash, silica, recycled materials, and wood fiber bundles. The selected panel “Vintage Brick” Alexandria Buff, provides a strong resemblance to the existing Faux Brick finish and can be used in combination with the Aluminum panel system.
