KEY UNDERLYING CONDITIONS & IMPORTANT SAFETY DRIVERS
Situational Safety & Criminogenic Conditions
The property is situated within a largely residential area of the Erie Street neighbourhood where a few other commercial businesses exist but is primarily surrounded with mostly lower density residential land uses. Its physical placement on a corner lot supports reasonably orderly and safe pedestrian and vehicular accessibility to the business but a potentially complicating factor is that it is physically situated among mostly residential properties. The site does present some potential, anticipated public safety challenges that need addressing; in particular:
The physical placement of the store within an established low-density residential neighbourhood makes attention to noise mitigation important for maintaining a suitable quality of life outcome for the area. It will also be very important to ensure the safe accessing of vehicles can be maintained.
There is a public transit stop abutting the property's east side. It is important loitering does not develop that would cause discomfort for transit riders waiting for the bus.
