Sprint #3: City Check-in
Since our goal is win-win-win projects for the neighbourhood, City, and developer, checking in with the City helps us ensure that we are continually seeing things from all points of view. Summarizing the findings of individual site plan reviews, Faculty will convene with the city planners to ensure that we are interpreting code as intended. This serves to flag any areas where challenges are anticipated and opens communication about how challenges are typically overcome.
Sprint #4: Building Code Thresholds

Once we know how much we can build, it's time to consider egress, sound, and fire separation to make sure that a building program is in fact possible. This is an exercise in understanding the cost implications of crossing building code thresholds. In small groups, co-hosted by the City of Windsor Building Department , participants will learn about the code thresholds (and local interpretation) as they pertain to important design decisions around life safety and more.
Sprint Homework:
● Rough out a floor plan that meets egress requirements and understand whether or not your project needs an elevator or sprinklers.
Sprint #5: Designing a Loveable Building
Session 5A
Refresher: Make Your Building a Good Neighbour Faculty will record a webinar that unpacks the pieces of a healthy neighborhood from street patterns, to urban design, to building types. It will then translate these into practical design decisions that lead to loveable and hard-working buildings that are an improvement to the street.
Sprint Homework:
- Rough sketch of an adaptable building frontage.
- Rough out a floor plan that comports with your charming and sensible building elevations (mostly an exercise in window placement).
- Anyone can draw - practice, practice, practice.
