Situational Safety & Criminogenic Conditions
The property is situated in the south end of the city, within a quasi-commercial area where steady volumes of vehicular traffic are experienced. It is also close to a nearby low density residential neighbourhood (nearby to the east). Its physical placement and orientation as a stand-alone building near the busy Cabana/Provincial intersection does present some anticipated public safety situations that may need addressing. Specifically, these include:
The physical placement of the store is a stand-alone building next to other retail establishments in a busy commercial area. A positive feature is the building's site placement does offer good ongoing natural surveillance capability of both the front and rear of the business and an uncomplicated layout for emergency police response.
The new retail store will be among other high traffic generating commercial uses, creating an environment where direct access is anticipated to be largely by vehicle. This is the reality for a busy commercial area however and it is noted the store site is readily accessible by vehicle from either Provincial or Cabana Roads.
