KEY UNDERLYING CONDITIONS & IMPORTANT SAFETY DRIVERS
Situational Safety & Criminogenic Conditions
The property is situated in the near west side, adjacent to several other busy commercial uses, where steady volumes of vehicular traffic and pedestrian movement are experienced. Its physical placement and orientation as a stand along building next to other uses that attract families and youth does present some anticipated public safety situations that may need addressing. Specifically, these include:
The physical placement of the store is a stand-alone building next to other retail establishments, most notably a fast food restaurant that attracts a wide demographic of customers – including vulnerable populations such as children and seniors. A beer store exists on the north side, which has been a source of regular calls to police. A positive feature is the building's site placement does offer very good ongoing natural surveillance capability of both the front and rear of the business from any discernible distance. This will typically encourage more accountable activity in and around the property.
