On November 2, 2019, the owner submitted a Heritage Alteration Permit application to demolish the detached garage on the property (Appendix A). Administration conducted a site visit of the property in May 2019, and received a structural report from the owner's engineer in October 2019 detailing the condition of the detached garage (Appendix B).

Property description:
The subject property is located in close proximity to Jackson Park, the third house south of Tecumseh Road on Victoria Avenue. According to City records, the principal two storey dwelling was constructed circa 1925 in the Tudor Revival style. The request is to demolish the detached one storey garage at the rear of the property and replace it with a new detached garage of slightly larger size. It appears that the detached garage was constructed the same year as the house. The houses on this block were not yet constructed when the 1924 Fire Insurance Map was produced, but the location of a detached garage is evident in Fire Insurance Maps as early as 1937. The detached garage mimics the same style of the principal building with steeply pitched flared roofline, and a mixture of clinker brick and stucco and decorative half timbering on the front facade and stucco on the north side. The winged arch at the side of the garage provides a unique feature to the heritage structure. This feature is a triple wythe brick garden wall, with a semicircle single course rowlock Roman Arch pedestrian pass through. The south side of the garage has been altered with vinyl siding.
