Comments received from municipal departments and external agencies are attached as Appendix "A" to this report.

Public Notice:

The statutory notice was advertised in the Windsor Star Newspaper and all properties within 120m (400 feet) of the subject parcel received courtesy notice by mail prior to the Development and Heritage Standing Committee (DHSC) meeting.

Conclusion:

The proposed Zoning Bylaw Amendment is consistent with the provisions of the Provincial Policy Statement, and conform to the City of Windsor Official Plan.

The proposed multiple dwelling building will provide additional housing choice in an area that contains appropriate commercial, transit and recreational facilities that are supportive of higher density development.

The proposed amendments are consistent the PPS, with the policy direction of the City of Windsor Official Plan (as amended), is compatible with existing and permitted uses in the surrounding neighbourhood and constitutes good planning.

Planning Act Matters:
